Our client, a Ghanaian based hospitality service provider is seeking a detail-oriented and organized Maintenance Manager to support their Team.

Job Summary:

The successful candidate will be responsible for the overall physical condition functionality cleanliness, safety appearance and preventive maintenance of the apartment complex and its common areas. This is to ensure that, the entire estate including the buildings, extensive gardens, swimming pool, gym, water plant room, lifts, fire safety systems, electric fence, perimeter, common areas and associated equipment is maintained to a consistently safe and clean standard.

Duties & Key Responsibilities:

· Maintenance Manager must ensure the overall estate is maintained properly and secured

· Must conduct or carry out routine inspections of the estate including the buildings, external areas and grounds.

· Must directly supervise the team of four gardeners and ensure that the entire estate remains landscaped, healthy and visually pristine.

· Supervise the team of three cleaners and ensure that all common areas are maintained to a high standard.

· Must ensure that the swimming pool, gym facility, water plant room and surrounding area are maintained

· Liaise with the lift maintenance company and ensure that all required servicing and repairs are completed.

· Ensure the estate’s fire safety systems are regularly inspected, maintained and kept operational.

· A formal monthly smoke-detector inspection programme should be maintained.

· Electric fence and estate perimeter remain clear, functional, accessible and properly maintained.

· The maintenance Manager should establish maintenance schedules covering daily, weekly and monthly

· Act as primary estate contact for maintenance contractors.

· Responsible for the day-to-day supervision of the 3 cleaners, 4 gardeners (estate support staff)

· Must proactively identify hazards throughout the estate.

· Maintain an organize maintenance file or digital systems.

· Should assist management with planning and controlling maintenance expenditure.

· Although the position is primarily a maintenance role, the Maintenance Manger should maintain a professional relationship with residents.

· The maintenance officer shall ensure the gym is maintained in a clean, safe and functional condition.

· The key responsibility of the maintenance manager is to move the estate to a purely reactive maintenance approach.

· The maintenance manager will act as the primary estate contact for maintenance contractors.

· The maintenance manager should assist management with planning & controlling maintenance expenditures

· The maintenance manager is ultimately responsible for ensuring that the common, property facilities, equipment etc are maintained.

Desired Qualifications & Experience

· Relevant technical, facility management or maintenance qualification would be an advantage.

· Basic computer and record keeping skills

· The maintenance manager should have experience in property, estate, hotel facilities or building maintenance.

· Experience in supervising maintenance, cleaning or landscaping staff

· Experience managing contractors

· Practical knowledge in electricals, plumbing, mechanical and building systems.

· Experienced with water systems and swimming pools

· Understanding of fire safety systems

· Experienced working around security systems and water pumps, tanks & water plant equipment.
